A remodel is only as good as what's underneath
Kitchens and bathrooms are where water meets wood, and in older homes the real job often starts below the finishes. In a 1962 Los Alamitos ranch, we replaced rotted subfloor and framing before installing a new vanity, toilet and flooring. In a 1936 San Pedro cottage, we repaired water-damaged subfloor and framing, then remodeled the bathroom with new tile and fixtures. New tile over a failing floor doesn't last, so we fix the structure first and then build the room you want on top of it.
What a kitchen or bath remodel with us includes
- Kitchens: cabinetry, appliances, backsplash and finishes. In a 1978 Park Estates home in Long Beach, we did a full kitchen remodel with custom walnut cabinetry, new appliances and a tile backsplash.
- Bathrooms: vanities, toilets, tile, flooring and fixtures, from a quick refresh to a full remodel.
- The work behind the walls: framing, subfloor, plumbing, electrical, drywall and insulation, handled as part of the same project instead of left for later.
- Kitchens and baths within larger renovations: on a 1955 Santa Barbara ranch we built a new kitchen and bath as part of a whole-home renovation that also added vaulted wood ceilings and mini-split HVAC, and our 1911 Bluff Park restoration included a bathroom.
How we run a remodel
Before starting Lvl, Bryce spent years designing and renovating homes for himself, friends and family. He learned material selection, what quality actually looks like, and how frustrating a renovation can be in the wrong contractor's hands. His engineering background, including years at Kiewit building bridges and industrial plants, taught him that every detail matters, even the ones nobody will see. We bring the same care to every kitchen and bath.
Every project starts with a free consultation at your home, with no pressure and no obligation. You then get a detailed written estimate covering scope of work, materials, timeline and total cost, so everything is in writing before we start. During the work you get regular progress updates, and we manage the permits, subcontractors and inspections. We finish with a final walkthrough and take care of any punch-list items.
Our pricing is honest and transparent: no surprises, no hidden fees, and no change orders you didn't approve. We answer our phones, show up when we say we will, and finish what we start.
